In the Name of God Amen the Thirty First Day of May in the Year of our Lord One Thousand Seven Hundred & Eighty eight I Rev. John Thomas of the Township of Hilltown on the County of Bucks & State of Pennsylvania, Minister, Being Sick & Weak of Body but of Perfect Mind Memory and Understand. (blessed be God for his tender Mercies over me, and Calling to mind the Mortality of this my Body & knowing that it is appointed for all Mankind Once to Die, and after that the Judgment; Do make and Ordain this my last Will and Testament in Manner & form following. That is to say Principally and before all other things I recommend my precious and Immortal Soul to God that gave it me, trusting and relying for pardon of my sins and peace with God through the Merits of Jesus Christ, According to the riches of his free Grace; and I recommend my Body to the Earth to be herein buried, in a decent & Christian like Manner; at the discretions of my Executors herein after Named; Nothing Doubting but I shall receive the same again at the General resurrection; by the Might Power of God; And as touching such Worldly Estate Wherewith it hath Pleased God to bless me in this life; I do Give Devise & dispose thereof in the following Manner and form;
Imprimis I do order that all my Just Debts be fully paid and my funeral Charges Defrayed out of my Personal Estate by my Executors.
Item I Give and Devise unto my Daughter Anna (The Widow of Nathan Brittain Decd the plantation and tract of land that my said Daughter lives on. Beginning at a white Oak Tree in a line of lands of Abraham Millers, Extending thence by my other lands North East about One hundred and Eleven Perches to a corner; being another corner of s[ai]d Brittain land; Thence South West by lands late of Amos Thomas, about One hundred & Thirty Perches to a Corner, in a line of lands of Abraham Miller afordsaid; Thence by the s[ai]d line South East about One hundred & Eleven Perches to the place of Beginning, Containing about Ninety Acres of land be it more or less; Bounded as aforesaid; To hold the said Land and the Premises with the Appurtenances thereunto belonging unto my s[ai]d Daughter Anna_____during the Term of her Natural life; and after her Decease To the Heirs of the Body of my s[ai]d Daughter, and their Assigns forever. And I do hereby Authorize and Empower my s[ai]d Daughter Anna, To Will & Bequeath the s[ai]d Messuage and Premises among all her Children (after her Decease, According to her Pleasure, so that they their Heirs & Assigns may enjoy the same forever; And I do hereby order and direct my s[ai]d Daughter Anna___And her Heirs to Admit my Wife Sarah To have all the Privilege of the Stone part the NorthEast End of the Dwelling House and as Much Garden & Apples out of the Orchard and firewood [ ]he Premises, as shall be Necessary for her Use, and to keep a Cow for my said Wife on the premises with graz[ing] in the summer, & su[tab]le fodder & Attendance in the W[i]nter; All these privileges to be continued to my s[ai]d Wife [du]ring Her Natural life; And I do hereby order and direct my said Daughter Anna___[ ] her Heirs to pay unto my s[ai]d Wife Sarah___ Yearly and every after My decease, the One Thir[d] [p]art of the yearly Profits of the said premises (including the before Mentioned Privileges, [d]uring the Terms aforesaid.
Item I Give and Devise unto my Daughter Rebecca the Wife of Daniel Pugh, a Tract or Plantation o land Now in Possession of the said Daniel Pugh. Beginning at a stone a corner of Nathan Brittains Land in a line of Lands of Elias [ mds], Extending thence by the s[ai]d Thomases land south 48 degrees East One hundred and f[i]fty four Perches to a Post, thence by the lands of James Shannon and Peter Boder, South 41[ ] 30 in. West One hundred & six perches to a Post Thence North 46D__30M West Seventy Perches to a corner Thence North 43D__30M East fifteen Perches to a Corner Thence North 42D 30M West Seventy Perches to a corner. Thence by Brittains land North 42D, 30M East Eighty two Perches to the place of Beginning Containing about Ninety Acres of land be it more or less within the lines & Limits aforesaid, To hold the land and the premisies with the Appurtenances thereunto belonging, unto my s[ai]d Daughter Rebecca & My Son in law Daniel Pugh (Under the Incumberances herein after Mentioned, for and during the Term of their & each of their Natural life, And after their deceases to the heirs of the Body of my Daughter Rebecca and their Assigns for ever, And I do hereby Authorize and Empower my Son in Law Daniel Pugh ( at any Time after my decease) To will and Bequeath the said Messuage and Premises Among all my s[ai]d Daughter Rebecca: Children (after Her decease) According to his Pleasure So that they their Heirs and assigns may enjoy the same forever And I do hereby Order and direct my Daughter Rebecca and My Son in Law Daniel Pugh and their Heirs to pay unto my Wife Sarah yearly every year after y decease, the One third part of the Annual Profits of the said premises during Her Natural life.
Item I Give and devise unto my Daughter Leah__ the wife of Samuel Jones My Plantation of land Now in Possession of Thomas Morris, adjoining lands herein Devised to my Daughter Rebecca, & lands lately Sold & Surveyed Out to Josiah Lunn, and lands of Asa Thomas, John Riggle, & my other lands containing about Twenty Acres be it more or Less,To hold the said land and premises with the Appurtenances thereunto belonging Unto mys[ai]d Daughter Leah for and during the Term of her Natural life, and it is my Will and I do order and direct that after the decease of my Daughter Leah ( as soon as Conveniently May be) that my Executors, or the Survivor of Survivors of them Do sell the aforesaid lands & premisies for as much as it will bring, and Make Good & Sufficient Deed, or Deeds for the same, to the Purchaser or Purchasers, on their paying or Securing to be paid the Purchase Money, as I my Self might or could do, were I alive & personally present at the doing thereof, and the money arising from the Sale of the said lands I do will Order & direct to be equally divided among all the Children of my s[ai]d Daughter Leah or their Heirs.
Item I Give and Devise unto my Daughter Sarah the Wife of John Blackwell, all my Plantation that I now live on being the same that I bought of Jeremiah Vashne Containing about Eighty three Acres of land ( be it more or Less, To hold the said land and premisies with the appurtenances thereunto belonging Unto my said Daughter Sarah & Son in Law John Blackwell ( Under the Incumbrances hereinafter Mentioned) Fore and during the Term of their & each of their Natural lives, And after their deceases to the Heirs of the Body of my said Daughter Sarah, and their Assigns for ever, and I do hereby Authorize and Empower my son in law John Blackwell (at any time after my decease, to Will and Bequeath the Said Messuage and Premises, Among all my said Daughter Sarah Children (after her decease According to his pleasure, So that they their Heirs and Assigns may Enjoy the same for ever and I do hereby order & direct my said Daughter Sarah & my Son in law John Blackwell and their Heirs To pay unto my Wife Sarah__ Yearly & every Year after me decease the one third part of the annual profits of the said premises during Her Natural life.
Item I Give & devise unto my well beloved Wife Sarah____Yearly after my decease the one third part of the annual profits of the said premises during Her Natural life.
Item I Give & devise unto my well beloved Wife Sarah____All the Residue of my Real Estate ( Except one Lott of about Thirty Acres lately Surveyed Out To & in Possession of Josiah Lunn, Which I will him to Enjoy Agreeable to Contract) it being One Lott of about Twenty two Acres Adjoining lands herein Devised to my Daughter Anna.___ and Lands Devised to my Daughter Rebecca & Lands devised to my Daughter Leah, & Others, To hold the said Lott of land & premises with all the Appurtenances thereunto belonging Unto my said Wife Sarah____and to her Heirs & Assigns forever.
Item I Give & devise unto my Grand Son John Brittain Ten Pounds to be paid in three Years after my decease;
Item I Give & Bequeath unto Thomas Rowland, son of Stephen Rowland, Twenty Shillings;
Item I Give & Bequeath unto Mark Hardy the sum of Twenty Shillings;
Item I Will all my Books Unto my beloved Wife during Her Natural life, And after her decease to be equally Divided among all my Children Share & Share alike;
Item I Give & Bequeath all the Residue and Remainder of my Personal Estate unto my Wife Sarah___To be enjoyed by Her & her Heirs forever, And I nominate Constitute and Appoint, my well beloved Wife Sarah And my two GrandSons, John Brittain and John Pugh, Joint Executors of this my last Will and Testament, And I do Nominate and Appoint my Good friend Thomas Jones of [ ] aforesaid, Trustee To this my Will in all things fulfilled, according to the true intent And Meaning thereof; and Whereas I have lately Sold & Surveyed Out to Josiah Lunn aforesaid a Lott of about thirty acres of land & Appurtenances thereunto belonging, for a certain Consideration Mentioned in the Agreement of writing between us, In which agreement I am become bound unto the [ ]Lunn to Execute unto him a Good Deed for this promise upon his paying the purchase money; none in case I should be removed by Death before the Execution of said Deed. My wills and I Do hereby authorize and Empower my said Executors or the Survivor or Survivors of them to Execute a good and Sufficient Deed for this promise to the said Josiah Lunn or his Heirs (upon his or their paying or securing to be paid the purchase Money, agreeable to contract) as I myself might or could Do. And Lastly I do hereby revoke, dis[ ] and make void all other or former Wills by me make by words or writings ratifying and Confirming this and no other to be my last will and Testament.

A Codicil to be added to and be part of the last Will and Testament of John Thomas of the Township of Hilltown in the County of Bucks
Whereas I have published and Declared a Will in writing bearing Date the Thirty-first day of May 1788 in which said Will and Testament I did Devise and Direct in the following words VIZ+ [and whereas I have lately sold and surveyed out to Josiah Lunn a Lott of about thirty Acres of land and appurtenances thereunto belonging for a certain Consideration therein Mentioned in an Agreement of writing~Between us, in which said Agreement I am become bound unto the Said Lunn to Execute unto him a good and Sufficient Deed for the said Premise, upon his paying the purchase money; Now in case I should be Removed by Death before the Execution of s[ai]d deed My Will is and I do hereby Authorize and Empower my s[ai]d Executor or the Survivor or the Survivors of them to Execute a Good and Sufficient Deed for the said premises unto the said Josiah Lunn or his Heirs upon his or their paying the purchase money as agreeable to Contract/and Whereas the s[ai]d Josiah Lunn hath since the Date of s[ai]d Will Given up the said premise to me---NOW I DO by this my Codicil Revoke annul and make void the above mentioned paragraph in s[ai]d will
ITEM I give and Devise the above mentioned Lott of about thirty Acres of land be it more or less as the same is Surveyed and laid out, Now in Possession of s[ai]d Josiah Lunn by virtue of agreement for only in [ ] with all the Appurtenances Thereunto belonging Unto my beloved Wife Sarah Thomas for Her to Enjoy the same during [ ] term of her Natural life, and after the Decease of my s[ai]d Wife Sarah-- I give and Devise the s[ai]d Lotted premises unto my Grand Son Samuel Jones to be Enjoyed by him his Heirs & assigns forever, I likewise give and Bequeath unto my Grand Son Saml Jones all my Wearing Apparel, And I do hereby ratify and confirm all of every of the Estates [ ]mitations and appointments in and by the s[ai]d Will Recited bearing Date the Thirty-first day of May as 1788 Limited and appointed or Declared of or Concerning all or any & every of the said Miss [ ] Lands & Tenements therein Comprised (Except what is herein [ ] and by this Codicil made void
